Things to know before construction

Some changes are okay during the build process, but it is ideal to have details finalized prior to beginning build. Once we begin framing and building your home, you can expect to move in within 4 months or less.

Q. Should I bring anything with me to my first appointment?

A. Yes. Please bring anything and everything you have for design ideas, whether a magazine cutout or a rough-draft sketch, all of your thoughts and ideas are welcomed and encouraged.

Too many estimates

Q. I've shopped around for a building contractor and I'm getting so many different rates. I'm confused and don't know how to tell if I'm getting the best deal?

A.When contacting contractors it's important to be sure you're comparing apples to apples. With Magruder Construction LLC you'll know you're receiving a quote that includes quality craftsmanship from a builder you can trust. We break down our estimates in an easy to understand format so it's easy to see what you're paying for.

A2.Take into consideration which services are included in each estimate. While contractor A might provide a cheaper estimate, contractor B might provide more services in the estimate and be known for quality work and prompt service

Budget for a new home

Q. I don't have a huge budget, but still would like to build rather than buy, does that make sense for me?

A. Absolutely. Often times building a home is as affordable if not more so than buying, plus with our professional drafting/designing services, you get to provide input on the custom built home you want.

Time frame for building

Q. I'm in a hurry to get into my new custom built home, does building take forever?

A. Creating a custom built home is a process and the amount of time it takes depends on the client. We encourage a high level of involvement during the design process to ensure you are getting exactly what you want. Once the design process is complete, you'll find your home is built from the start of the framing to the finalization of the landscape in 4 months or less.

Home loans

Q. Is getting a loan to build a custom home the same as buying an existing home?

A. They are very similar, but not quite exactly the same. You will want to meet with your Magruder consultant to ensure the warranty documentation is in place and you're able to set up all your utilities. We'll work with you, your attorney and your loan office to ensure all the paperwork is in place to finalize your loan. Once your loan is in place, you'll receive all the warranty and home information to begin building your new custom home.

Q. What are the steps I need to take to get started?

A. Everything will be explained during our first meeting, however to give you a general idea, you can expect the flow to go something like:

  1. Initial meeting to understand your requests and go over the process. At this first appointment you can expect us to want to get to know you and understand your likes and dislikes. Building a new home is exciting and we want to be sure you get exactly what you want.
  2. We'll explain in detail the custom home building process and show you examples of our work.
  3. We'll talk about what you want and if enough details are available, try to give you an estimate.
  4. Once we've decided to work together, if you don't already have a location selected, we'll help you find a suitable area that fits within your requirements and budget.
  5. After we have a location selected and a general idea of a floor plan, we'll draft a contract for you and your attorney to review.
  6. Upon approval of the contract we'll get together with our drafter to come up with blue prints in line with your specifications.
  7. Once the design/blue prints are finalized, you'll work with a consultant to select the various products and materials for your home. We have reliable/quality product providers that we recommend that we like, have a great working relationship with, and trust to provide you with the best quality services.
  8. While finalizing these details, we will also be procuring a building permit and working on a mortgage commitment from your lender.
  9. Assuming all of the above is in line and ready to go, we'll begin the land clearing and leveling process then start building your home.
